What Is Joint Venture Funding?


With JV funding, you bring the deal — Valor brings everything else. We fund 100% of the acquisition, handle all the legal and closing work, and partner with you through to the sale.

When the property sells, profits are split per our agreement. It is the simplest, most capital-efficient way to scale a land business.

How the JV Structure Works

Valor is available to consult on pricing and improvements, and can help connect you with reliable realtors.

    Get a Property Under Contract

    Negotiate and execute a purchase agreement with the seller. You need a signed contract before submitting your deal to Valor.

    Submit Your Deal

    Complete the Deal Submission form. Include property details, your purchase price, comparable sales data, and your estimated resale value.

    Valor Reviews & Responds

    We personally review every submission and provide an initial response within 48 hours — evaluating the property, market, numbers, and exit strategy.

  • 04

    Agree on Terms & Execute JV Agreement

    Once terms are agreed, the operator assigns the purchase agreement to Valor and both parties execute a professionally drafted Joint Venture Agreement.

  • 05

    Valor Closes the Acquisition

    Valor works with the title company to close the purchase, wiring funds for 100% of acquisition costs. Valor takes title at closing.

  • 06

    List & Sell the Property

    You work with a realtor to list and market the property. Valor is available to consult on pricing, improvements, and can connect you with reliable realtors.

  • 07

    Close the Sale & Get Paid

    Valor handles the closing paperwork and distributes your profit share directly per the JV Agreement — transparently and professionally.
