Getting Started-

Our sweet spot is a $25,000 - $250,000 purchase price. We'll consider deals outside that range if particularly compelling. If you're unsure, submit it — we evaluate every deal individually.

Valor funds land deals across the continental United States.
Deal Criteria & Approval-
Property must have legal and physical access. We generally look for a purchase price at or below 50% of estimated resale value. The property should be under contract before submission. We also look at overall marketability, comparable sales data, and the operator's exit strategy.

You should have a signed purchase agreement — or be very close to one — before submitting. That said, if you want an early read on a deal you're working on, feel free to reach out.
JV Funding-
You assign your purchase agreement to Valor, we execute a Joint Venture Agreement, and Valor funds 100% of the acquisition costs. Valor takes title at closing. You manage the sales process. When a sale closes, Valor distributes your profit share per the JV Agreement.

100% of the acquisition — purchase price, closing costs, holding costs (property taxes), and approved due diligence (surveys, soil tests). Approved property improvements may also be funded. You should not need to deploy any of your own capital.

Profit splits typically range from 50%–70% going to you, depending on the deal's size, profitability, complexity, and our deal history together. Every deal is different — and that's exactly how we approach them. An exceptionally profitable deal may warrant a more favorable split for the operator. A deal that doesn't fit another funder's rigid template may still work with Valor, structured at terms that reflect the opportunity. Private Loans-
With a JV, Valor funds every dollar and shares in profits — you put up no capital and take on no financial risk. With a private loan, Valor lends up to 90% at a fixed interest rate — you retain full ownership and keep all profit above repayment, but you're responsible for closing costs, holding costs, monthly interest, and loan repayment.

The Process-
Every submission is reviewed personally. You'll receive an initial response within 48 hours. Deals with thorough comparable sales data and a clear exit strategy typically move through review faster.

Yes. All closings are handled through a licensed title company. We require a title policy on every deal to protect both parties and ensure a clean, professional closing process.

In most cases, yes. The operator is responsible for working with a realtor to list and market the property. If you need help finding a reliable local realtor, Valor can assist — we have a network of contacts we can tap for recommendations.

No. Valor does not require a background check or credit check for JV funding. We evaluate deals on their merits — the property, the numbers, and the operator's plan. First-time operators are welcome.
